*** We are ACTUAL hard money lenders, not like others who just produce letters without backing it.
This Proof of Fund letter is for residential property and for non-owner occupied property (not for commercial / buying businesses). The max amount for the letter is up to $500k. This POF is provided by a hard money lender and can be verified.
This is not a pre-qualification letter and that is why no application or credit checks are being asked. It is merely a basic letter that says the funds are available and are contingent on an appraisal and underwriting if a loan is actually going to be initiated.
The letter will default to today's date and have an expiration date of 30 days from now.
Only 3 pieces of information is required for the letter: (1) entity name (LLC, Corporation or Trust, (2) Property Address and (3) The amount for your offer/purchase (<= $500k)
An entity name is required because an individual is not being qualified and that is why there no application nor pre-qual of any kind. It's the property that matters and that is why the letter can only be for an entity.

Can you change the wording and customize the letter?
Our POF letter is put together and approved by our legal team so we cannot just change the wording for your preference and your individual purposes.
Is property address required? Why?
Yes, we do need a property address. We are hard money lenders so it is the property that is securing the asset, not the borrower. Without the address, you're asking to get pre-qualified as an individual which means credit checks, applications, etc. We are not asking for that!
How is the POF sent?
The POF is sent as a PDF file thru fiverr which you can download and print or email. "How" you plan to use the letter is up to you. It is meant for the use of purchasing non-owner occupied residential real estate.
Can you get me a POF for > 500k please? Pretty please?
Sorry, max is 500k for non-residential real estate. We've tried to do favors for people in the past but then got burned for doing it so no more exceptions.
Can you get me an open-ended letter that I can use for any property and any date range?
Sorry, but you, as a borrower, is NOT getting pre-qualified for a loan and not using to purchase ANY property ANY time. This is a basic POF by a hard money lender to use for making offers for purchasing a certain property based on the info in the description. Ask your bank for a pre-qual POF letter
